Our booking service is provided subject to our Booking Terms and the accommodation will be provided subject to the Rental Terms between you and the Owner.
Collection, use and disclosure of your personal information is governed by our Privacy Statement.

This Internet site is operated by Stay With Style ABN 23 020 711 509 (referred to as “SWS”, “we”, “us” or “our”). We provide an intermediary service for booking short stay accommodation with property owners or managers (“Owners”).
The service is provided subject to these Booking Terms which set out your agreement with SWS. You will be taken to have accepted the terms by booking with SWS.
The accommodation will be provided subject to the Rental Terms between you and the Owner which are specific to each property. These will be either published on this site or provided with your Booking Confirmation.
Our booking process
When we have received your online booking request we go ahead and book your required accommodation. A 'Booking Deposit' will be due to SWS to validate the reservation. After that we will send you a Booking Confirmation by email or fax. We accept payment by Visa, MasterCard and American Express or direct transfer to our bank account. We may charge an additional amount for payment by credit card as notified on our site.
You are required to pay the accommodation fee and a security deposit directly to the Owner in accordance with the Rental Terms. Generally, these require you to pay part of the accommodation fee in advance, by bank transfer or credit card and the balance of the fee plus a security deposit on check-in. If you fail to pay any amounts within the time required by the Owner your booking will lapse and you will forfeit your Booking Deposit.
We will notify the Owner of your reservation and your contact details and email you a Booking Confirmation including the address, directions and owners or contact persons details within 24 hours. Before accepting your booking, the Owner may require you to provide proof of your identity.
Amounts referred to on this site are in Australian dollars.
Arrival and departure times
You are required to check-in between 14:00 and 20:00 and to check-out by 11:00. If you need an earlier check-in or a later check-out we suggest you book additional days as required or make alternative arrangements with the Owner.
Variations to dates
We will endeavor to accept any alterations to your booking dates subject to availability of the accommodation and the Owner’s consent. You must notify us of the request in writing. Our fee for date variations are as follows:
- an administration fee of $25.00 applies.
Changes to selected property
We will endeavor to accept any variations to the selected accommodation including number of people or change of property, subject to availability of alternative accommodation and the Owner’s consent. You must notify us of the request in writing.
Our fee for property changes are as follows:
- an administration fee of $25.00 applies.
You are required to notify us in writing if you wish to cancel your booking. Our refund policy for the Booking Deposit is as follows:
- 50% is refunded if we receive notification at least 90 days before the scheduled check-in date
- no refund is permitted if we receive notification less than 90 days before the scheduled check-in date.
The cancellation policy in relation to prepayments of accommodation fees and security deposits paid to the Owner is governed the Rental Terms between you and the Owner and is not the responsibility of SWS. We do not refund amounts paid to Owners.
An administration fee of $80.00 applies to each cancellation. We recommend you obtain insurance to cover the costs of cancellations or changes to your travel plans.
Changes made by Stay With Style
If the property you have booked is not available for any reason, we reserve the right (at our option) to:
- relocate you to a property of an equivalent or better standard and location, or
- refund the Booking Deposit.
If this occurs, we will endeavor to give you as much notice as possible.
Limitation of liability
While every effort is made to keep the content on this site up to date, we do not check the accuracy or currency of information provided by the Owners or make any representations that properties offered by them are suitable for a particular purpose.
All conditions and warranties of any type in relation to our services are excluded to the maximum extent allowed by the law. To that extent, we exclude liability for:
- anything that an Owner does or fails to do or any dispute you may have with an Owner. Any complaints in relation to the accommodation or payments made to the Owner should be directed to the Owner.
- anything that may happen to you or your guests whilst on the accommodation premises including for any death, personal injury, loss of property or otherwise;
- any errors or omissions in the information provided about each listed property (including without limitation the photos and property and facility descriptions which are provided by the Owner)
- any error, interruption or non-availability of the site; and
- any indirect, special and/or consequential loss, liability, damage, cost or loss incurred by using our service.
To the extent permitted by law, our liability for any breach in relation to our supply of this service is limited, at our option, to re-supplying you with the services or paying you the cost of having the services re-supplied.
We do not exclude any rights and remedies available to you under the Trade Practices Act (Cth) or any similar state or territory legislation that cannot be excluded, restricted or modified.
Changes to these Booking Terms
We reserve the right to change these Booking Terms at any time by publishing the current terms on this site.
Any notice to us must be given or confirmed in writing by email or fax. Our business days are 09:00 to 17:00 (Melbourne time) from Monday to Friday excluding public holidays. Notices sent after 17:00 will be treated as received on the next business day.
The laws of the state of Victoria, Australia govern these Booking Terms. The parties submit to the exclusive jurisdiction of its courts.
These are the general terms between you (tenant) and the Owner. Certain property owners have specific terms, which may differ to these terms. These will be specified on the property details page pr provided with your booking Confirmation
The accommodation fee is paid directly to the owner or contact person who will show you the property on the arrival day. In most case 50% of the accommodation amount is paid to the Owner in advance by bank transfer or credit card. The balance of the accommodation fee has to be paid to the contact person on arrival in cash, travelers cheque or within 48 hours before check-in by bank transfer or credit card.
A security deposit is required as indemnity against damage, breakage and other applicable charges. This is normally a cash amount at check in, but can vary depending on the property. Alternatively an owner may require your credit card details and photo id as security. The security deposit, less any applicable deductions, will be returned to you after confirmation that there has been no damage to the apartment, or no excessive cleaning is required. The owner will be entitled to deduct a cleaning charge if the property is left in a mess
Should a tenant cancel a reservation, there will be a cost, which changes depending on the moment when the cancellation was received in writing. The refund policy which applies to all amounts of the accommodation fee due or paid and/or confirmed by the tenant to the Property Owner up until the cancellation date, excluding the Booking Deposit made to Stay With Style;
More than 45 days before arrival: 0% of payments made or due.
Between 30-45 days before arrival: Charge of 50% of payments made or due.
Less than 30 days before: 100% of the payments made or due.
This is the cancellation policy for all properties unless specifically stated in the description of the property itself. In such cases the cancellation policy for the specific property reserved will be applied.
Stay with Style recommends that you obtain insurance that will provide you with cover should you need to cancel your travel plans.
The apartment you will be occupying is in a residential area where neighbours work normal business hours. Please respect their need for peace and quiet and keep noise to a minimum after 9.00pm. Parties, loud music or TV are not allowed. If the tenant or persons accompanying him/her does not behave in a suitable or responsible way and in the case of serious misconduct, the owner has the right to expel the tenant without compensation.
The property will have been freshly cleaned on arrival. Amenities such as clean bed linen, towels and kitchenware are provided unless otherwise indicated on the property description. On departure all rubbish should be removed by the tenant. Standard cleaning services on your departure are included in your rates. Guests are expected to leave the properties in a neat and tidy state without the need for extensive, excessive cleaning. You are responsible for all cleaning charges in the event that the property is left in a state that requires more than standard cleaning. This will be charged for using the credit card provided for payment (or left for security).
Smoking is not permitted in our properties. If you smoke in the properties, the owner has the right to make charges towards having the furnishings deodorised.
Pet stays are only allowable for properties which advertise 'pet friendly'. Pet stays must be disclosed at the time of booking or the owner has the right to terminate the booking without refund. In that case we will not be responsible for finding or funding alternative accommodation. All disclosed pet stays will be referred to in your booking confirmation and there is a surcharge per clean for pet guests. This surcharge covers a small amount of additional cleaning time that may be required for a pet stay. If extensive additional cleaning is required, this will be charged for using the credit card provided as security or deducted from the cash security deposit. The general house rules for pet guests are to not allow them on the beds and furniture, not to allow them to damage any property and to clean up after them before leaving the property. Guests will be liable for any necessary cleaning and dry-cleaning if required. Additionally, the number of pet guests must be disclosed clearly at the time of booking and will also be noted on your booking confirmation.
Your contact person will wait for you at the apartment at the agreed time. Check in time is between 14.00-20.00h. In case there is a delay on arriving at the accommodation the client must inform the contact person. Arrivals after 21.00h will be surcharged $50.00 by the owner.
For security passport or photo id and credit card details may be required. The contact person has the right to reject people who do not present identification. The accommodation can only be occupied by the name and number of people that appear on the reservation confirmation
You will sign an agreement between you and the owner that confirms check in and check out dates, rental amounts, terms and security deposit details.
Before or during your stay a check-out time will be arranged with your contact person. The apartment has to be left reasonably clean before 11.00am on the morning of your departure. Your contact person will check the condition of the apartment and providing everything is in order, refund the security deposit. There will be a charge by the owner for any departure delays as follows: 1-2 hours $50.00, 2-4 hours 50% of the daily room rate: more than 4 hours 100% of the daily room rate. An extension of stay will be accepted subject to availability, if notified at least 24 hours before the departure date.
